But they are not the same community. Not even close.
Each has a distinct character, a different price point, a different environment, and a different lifestyle proposition. Choosing the wrong one — even if it is beautiful on paper — can mean buying into a community that does not fit how your family actually lives.

Portofino — Las Piñas / Daang Hari
Portofino is developed by Brittany Corporation (a Vista Land company) in Las Piñas. It is the closest of the three to Metro Manila. Distinguished by its Italian Mediterranean architectural theme — cobblestone streets, European-inspired facades, an aesthetic that is entirely different from the two Ayala communities. Mature, established, active resale market. Popular with buyers who want a unique address close to the city.

Towering, decades-old trees line every road, shade every garden, and fill every view.
Combined with AWH's elevation in Silang — significantly higher than the Cavite lowlands — this produces a microclimate that is measurably cooler, cleaner, and breezier than anywhere in Metro Manila or lower Cavite. Residents describe waking up in AWH as a daily sensory experience that never loses its novelty.
The investment case
AWH is the only one of the three communities with permanently constrained supply. It is fully built out — no new lots will ever be released. Every available property is resale. This scarcity, combined with consistent premium buyer demand, has driven steady price appreciation over two decades. For investors with a long-term horizon, AWH's supply constraint is a structural advantage that Vermosa (still developing) and Portofino (larger inventory) cannot match.
The community culture
Twenty-plus years of shared life has produced a genuine community culture in AWH that cannot be manufactured in a newer development. Neighbors know each other. The HOA is active and trusted. The community organizes its own events, markets, and activities. Residents look out for each other's families. For buyers who value genuine neighborly community above all else, AWH delivers something that takes decades to build.

AWH's distance from Manila is the most consistent objection from buyers. At 45 to 60 minutes from Makati on a good day, it is farther than Portofino and slightly farther than Vermosa. For daily commuters, this is a real consideration. AWH also has no commercial activity inside the village — everything is 10 to 15 minutes away in Nuvali. And the entry price of PHP 25 million minimum puts it out of reach for buyers at lower budget levels.

Vermosa's location in Imus also gives it better accessibility to central Manila than AWH. Via CAVITEX or CALAX, Vermosa is approximately 30 to 45 minutes from Makati — significantly closer than AWH's 45 to 60 minutes. For buyers who need to make frequent trips to the city, this difference matters.
Vermosa as an investment
Vermosa is still actively developing, which means two things: there is still primary inventory available from the developer at current prices, and the community is still maturing. Properties bought in Vermosa today may appreciate significantly as the community builds out and matures over the next decade — similar to how AWH appreciated as it matured. However, Vermosa does not have AWH's scarcity advantage — supply will continue being released until development is complete.
Vermosa trade-offs
Vermosa is warmer and lower-lying than AWH — it does not have AWH's elevated microclimate or forest density. The community is newer and still building its culture — the tight-knit, multi-decade community character of AWH takes years to develop. And Vermosa's Sports Hub, while exceptional, is a specific amenity that benefits sports-focused residents more than families whose lifestyle priorities lie elsewhere.

Portofino's location in Las Piñas also gives it a proximity advantage that neither AWH nor Vermosa can match. BGC is 15 to 25 minutes away. SM Southmall and Festival Mall are on the doorstep. Multiple prestigious schools — San Beda, De La Salle Zobel, Southville — are within 10 to 15 minutes. For families with school-age children and parents who work in South Manila or BGC, Portofino's location is genuinely hard to beat.
Portofino as an investment
Portofino has a well-established resale market with consistent demand. Its proximity to Manila and the continuing development of the Las Piñas–Daang Hari corridor have supported property values over the years. It does not have AWH's scarcity story — Portofino has multiple phases and a larger total inventory — but it has a distinct aesthetic identity and location that support its own buyer demand.
Portofino trade-offs
Portofino's developer — Brittany Corporation — does not carry the same brand weight as Ayala Land. This matters to some buyers for whom the Ayala name is a specific trust signal. Portofino is also warmer and lower-lying than AWH, and its Mediterranean theme, while distinctive, is an acquired taste — buyers who prefer AWH's natural forest character may find Portofino's designed aesthetic less compelling.

Is AWH or Vermosa a better investment?
They serve different investment theses. AWH has a permanent supply constraint — no more lots will ever be released — which is the strongest driver of long-term appreciation. Vermosa still has developer inventory being released, which means its scarcity premium has not fully developed yet. However, Vermosa's growth potential as a maturing community could deliver strong appreciation over the next decade. For the most defensible long-term hold, AWH's supply constraint gives it a structural edge. For growth potential in a developing community, Vermosa is compelling.
Is Portofino developed by Ayala Land?
No. Portofino is developed by Brittany Corporation, which is a subsidiary of Vista Land and Lifescapes — a different developer group from Ayala Land. Vermosa and AWH are both Ayala Land developments.
